Two government-owned sites in Alderney could be turned into new homes, as the island looks for ways to tackle its housing shortage and growing demand for supported accommodation.

The States of Alderney is inviting developers and investors to express an interest in redeveloping the former Royal Connaught Care Home and land at Le Val.

Iain MacFarlane, Chair of the Housing Working Group, said: “Housing remains one of the key issues facing Alderney and we need to look at a range of options if we are to increase the type and number of homes available.

“These are two very different sites, but both offer an opportunity to address identified needs.”

The former care home in Royal Connaught Square has stood empty for years and is deteriorating, with the States exploring whether to sell or lease the site for housing.

Any development would have to preserve and restore the listed main building.

Meanwhile, the Le Val site, bought by the States in 2025, could be used for sheltered or assisted-living accommodation, helping older residents remain independent for longer.

Alderney faces a shortage of affordable homes, alongside demand for accommodation for key workers and working residents.

MacFarlane said Old Connaught could bring a deteriorating States property back into use, while Le Val could help meet the island’s growing care needs.

However, neither development has been given the go-ahead, with the States currently testing whether there is commercial interest.

Mr MacFarlane added: “No decision has been taken to proceed with either development, but these Expressions of Interest are an important step in exploring the options available to us.”
