A parish pub has been put up for sale, at an asking price of £600,000.
Liberation Group is selling the freehold of the St Lawrence, one of the company’s “partner pubs” which are run by tenants and lessees.
Formerly named the British Union and the St Laurent and with a history dating back more than 175 years, the pub is in the heart of St Lawrence, opposite the parish church and close to the school and parish hall.
The company handling the sale, Quérée Property Consultants, describes the site as a “food and beverage opportunity”, but also notes that there could be scope for a new owner to apply for a change of use.
As part of the brochure for the pub, it is stated: “Subject to receipt of the requisite planning and building by-law consents, we anticipate that the property may be suitable for alternative commercial and/or residential uses.”
The site includes two large lounges, a rear “snug” and function room as well as an adjoining kitchen, cellar and toilets.
Residential accommodation is situated on the upper floors, comprising three bedrooms, a bathroom, kitchen and lounge, plus an external courtyard and terrace.
Agent Jonathan Quérée said there had already been significant interest in the pub from potential buyers.
“It’s a quality asset in its own right and offers a good business opportunity,” he said.
“It’s attractively located in the heart of the village, on a main road and is well-maintained with a good kitchen and adjoining residential space.”
