The proposed conversion envisions two units: a two-story, three-person dwelling with one double and one single bedroom, and a two-story, 4-person dwelling featuring two double bedrooms. Both units will include external balconies and bicycle parking.
To address potential privacy concerns with neighbouring properties, privacy screens will be installed on the balconies.
However, the application admits that the external balconies “fall short of the recommended standards” but argues that this was also the case with the previous approval.
The application says that this is due the constraints of converting an existing site with an existing structure and highlights the fact that “there are public open spaces (Parade Gardens and People’s Park) within close proximity of the site for the occupants to enjoy”.
Although there are no designated spaces for cars, the planning application mentions that the two units will have secure e-bicycle parking equipped with light and power, as well as a refuse store for a wheelie bin.
