Upgrades to Arnold House on St Julian’s Avenue are on track to achieve the first ‘Excellent’ energy efficiency rating for an office in Guernsey.

The upgrades have been led by Avignon Capital who have also achieved the high rating on an office in Lisbon.

They have replaced the air conditioning system to lower the carbon footprint by 40% and included space for dozens of bicycles and shower facilities.

This could see the building rated as ‘In-Use Excellent’ under the BREEAM standard.

The top two floors will be complete at the end of the year, with HSBC moving into the first two floors.

Letting Agent, Wing Lai from Watts Property Consultants said: “Our recent success letting other buildings with strong ESG fundamentals illustrates how important it is to professional and financial services firms to occupy buildings which carry a range sustainable features.

“For Arnold House to be on track to obtain a BREEAM In-Use ‘Excellent’ rating is therefore a building we are delighted to bring to the market.”
