Seven-home plan for plot next to former Apollo Hotel

Seven ‘family homes’ with gardens will be built on a plot next to the former Apollo Hotel on St. Saviour’s Road, if planning permission is given.

Castletree Eco Limited has applied to demolish a two-storey house and bungalow on a plot of land surrounded by Elysian Terrace, Castle Cars, and the old hotel and its car park off Pleasant Street.

On the plot, which includes a large garden, it hopes to build seven two- and three-bedroom homes, with both private and communal gardens and cycle stores.

In a planning statement accompanying the application for '19, St. Saviour's Road', the developer says: “At its heart, the proposal seeks to utilise brownfield land in in a highly sustainable manner to help meet the identified need for family housing.

“The application demonstrates a shift from an underutilised plot close to the centre of St. Helier containing two inefficient dwellings to an efficiently utilised site that provides seven family homes with gardens sensitively designed for their context, connected to sustainable transport choices, additional communal amenity space, enhanced public realm and safety, protection of the setting of adjacent listed buildings, and protection of neighbouring amenity, well-designed landscaping and ecological enhancements.”

It adds: “Delivering family housing needed by islanders and in a highly sustainable location accords with the relevant aims and policies of the Bridging Island Plan and therefore, approval is reasonable having regard to all material considerations.”

The publicity date for the ‘major’ application – when a notice of the application has to be displayed – ends on 15 August.

The former Apollo Hotel has been demolished and is currently being rebuilt as 78 flats.
