Outbuildings on a former vinery site at Bordeaux can be demolished to make way for five two-bedroom homes, with planners approving an application identical to one granted in 2013.
The old glasshouses have already been removed and the remaining outbuildings will be cleared to make way for the new homes which will be arranged as three in a terrace and two semi-detached properties.
This will be directly where the outbuildings currently stand.
Multiple applications for the site have been submitted in the past few years, including one in 2022 to convert the buildings, and then another in 2023 to demolish and replace the buildings.
Now an identical application has been approved, and because of that a gateway has opened to allow the demolition rather than a conversion.
Planners said the applicant must survey the site for contamination before development since it is “known to be or suspected to be contaminated”.
The Planning Service also wants details on cycle parking, solar panels, electric charging points and landscaping before works begin.
One representation was submitted calling for a gate to be locked, horticultural land to be protected, and raised fears the development may lead to illegal parking on nearby lanes.
La Societe Guernesiaise had previously called for bat inspections prior to any demolition and for native plants to be used in any landscaping.
“The original permission for conversion remains valid and there has been no change to the legal or policy framework, and no change in circumstances on site which would alter the previous considerations and conclusions,” planning said.
“The remaining area will revert to open land and will not be for domestic use. This is considered to provide an appropriate balance between supporting development allowed under Plan policy and protecting/enhancing the surrounding land.”
The vinery is not within a main or local centre under the Island Development Plan.
