The Guernsey Housing Association has submitted a new planning application for the former CI Tyres site in La Charroterie.

It now wants to build 60 one-bedroom and nine two-bedroom homes there, saying the plans have been designed to match the island’s need for smaller homes.

The GHA bought the site in 2022, with financial support from a States of Guernsey capital grant. 

It has previously had planning permission for 25 homes, and then 57 homes on the site, but with the housing crisis developing the GHA said it has redesigned the plans to “maximise density whilst also meeting sustainability and environmental standards”.

GHA Chief Executive, Vic Slade, said: “We’re acutely aware of the need to make meaningful contributions to meeting local housing need.

“The former CI Tyres site design balances density with quality, and we’ve taken the time to make sure the scheme reflects best use of the space while creating a place people will be proud to call home.” 

The new design includes two six-storey apartment buildings and a handful of courtyard houses arranged around a central shared space.

The GHA says these plans have the support of both the Committee for Employment & Social Security, and the Policy & Resources Committee.

Subject to planning permission, the building work could start in early 2026, with completion by the autumn of 2027.

Work to stabilise the cliff face at the rear of the site – which will need to be done before the building work can begin – is expected to start within weeks.
