Work will start this summer to build 61 one-bedroom and nine two-bedroom homes on a long awaited development site in town.
‘Court Falaise’ is the name given to the former CI Tyres yard on La Charroterie.
The Guernsey Housing Association has been planning its new development there since it bought the land for £1.7 million in 2022.
Cliff stabilisation work has been carried out already, and now the GHA and its appointed contractors say building work is ready to start.

The new homes will be classed as affordable with some being allocated to key workers and others to people on the social housing waiting list.
Lisa de Kooker, Chief Operating Officer at GHA, said previously approved plans have been tweaked to ensure as many properties as possible are built on the site – with 70 now planned, addressing the island’s need for smaller affordable units.
“Court Falaise is about more than building new homes,” she said. “It is about making better use of land, supporting islanders who need affordable housing and creating a development that will deliver lasting value.
“This is a complex site that required careful planning, collaboration and investment to reach this stage. Developments of this scale do not happen overnight, so reaching this point and moving into construction is a significant milestone for everyone involved.
“We are incredibly proud to be delivering 70 much-needed homes for the island. Court Falaise will make a meaningful contribution to meeting Guernsey’s housing needs and we are excited to see this carefully planned development become a reality.”
French contractor Groupe Legendre will be working in partnership with local firm Breton to deliver the homes.
Luc Richard, Director of Groupe Legendre in the Channel Islands, said they expect to have them ready for people to move in during the first half of 2028.
“Our work on this project is part of a long-term commitment to the island and follows the opening of our new Guernsey office earlier this year.
“The former CI Tyres Yard has a great deal of potential, and we look forward to working alongside GHA and Breton to help bring it back into productive use, supporting the delivery of affordable housing in Guernsey.”

Brent Green, Managing Director of Breton Construction, added: “Breton Construction is delighted to be working in partnership with Legendre and Guernsey Housing Association on the delivery of the CI Tyres redevelopment project. This important development will provide much-needed high-quality homes for the Island, supporting GHA’s commitment to increasing the supply of affordable housing within the community. We are proud to be contributing our expertise to a project that will have a lasting positive impact for Guernsey residents and future generations.”
What’s in a name?
Court Falaise mixes English and Guernesiais with the words reflecting the design and the location of the new housing development.
Court was chosen because the new development will feature a courtyard layout, intended to create “a welcoming sense of place and community”.
In Guernesiais ‘Falaise’ means cliff or steep slope, reflecting the site’s location at the base of the cliff on La Charotterie in St Peter Port.
