The States has approved its own planning application, as it looks to progress developments at Leale’s Yard.

The application, which was lodged in May, asks for permission to clear the land and change several access points.

It would do this by demolishing buildings, adding an arm to the roundabout at the north of the Bridge, and moving a bus stop.

The plans received the nod from the two parishes the site straddles following their publication, with both the St Sampsons and Vale Douzaines welcoming the potential progress.

Deputy Yvonne Burford, Vice President of Policy & Resources, said: “At long last, islanders will be able to see progress on this site which will ultimately deliver more homes, new community spaces, and significant investment into the north of the island.”

The derelict site has been earmarked for development for nearly 30 years, after the Channel Islands Coop bought the plot in the 1990s.

The States then bought most of it last July at a price tag of £4.5m and originally said it had plans to clear the site within 12 months.

Large vehicles will access the site via the new arm off the mini-roundabout, avoiding the parking area in front of the Bridge shops, and an informal pedestrian crossing will be installed at the site’s entrance.

The current bus shelter will move to New Road, with a new stop proposed on Vale Avenue.

The States says it is expecting a contractor to be appointed shortly, and for work to begin once the bird nesting season ends.

Tenders are currently being evaluated to create a “cohesive” development plan alongside neighbouring Guernsey Housing Association sites.
