Rental prices have continued rising, now jumping to more than 50% higher than they were just five years ago.
The average rental price for a local market property in Guernsey is now £2,075 per calendar month – or £24,900 per year.
That is 50.8% more than renters were paying on average in 2020 according to States statistics.
The States Property Bulletin – published today for Q2 2025 – details the average price paid for buying and renting a property on both the local and open market. The local market rental data has only been officially recorded since Q1 2021, when the States said the average amount paid per calendar month in Guernsey was £1,498.
That was 8.9% higher than the previous quarter and 9.9% higher than the first quarter of 2020. The price has risen continuously ever since.

The bill payer was asked to disclose how much rent they paid each month. That data has been used to monitor the rising rent prices in Guernsey – which has gone up from an average of £1,661 per calendar month at the beginning of 2022, to £2,075 today.
House purchase prices had also risen during the pandemic and post pandemic era, but by 2023 the cost of buying a house had started to plateau, while rent prices kept on rising.
Average rents hit £1,860 a month in 2023 – the highest it had ever been at that point.
By 2024 rent had gone up again to an average of £1,911 per calendar month. A year ago the States’ data suggested rental prices had hit a ‘static point’, but they have kept on rising regardless.
Average rental prices tipped over the £2,000 per month mark last summer and have stayed above that for a year now.

The rise in rental prices has been seen since 2018, but it gathered pace during the covid pandemic and the post pandemic era with Guernsey’s population growing by around 3,000 since 2022.
Rising rental prices are linked with the housing crisis that has seen around 1,000 people at risk of homelessness with a new political committee formed to oversee housing, primary to try and speed up new housing developments, and a new charity to help those who are homeless or most at risk of homelessness.
At Home in Guernsey was launched last year and its 2025 plan includes launching a local ‘Home Share Scheme’, inspired by successful models elsewhere.
