For the third year running, average residential rents in Guernsey are above £2,000 per month.

The last time rents were below the £2k per month marker was in the spring of 2024, when they were an average of £1,971, jumping to £2,054 that summer.

Rental prices have held above that £2k mark each quarter since then, with only one-bed properties or bedsits coming in below that price now, according to data published by the States.

The current average rent in Guernsey is £2,138 per month – down slightly from earlier this year when rental prices hit an all-time high of £2,170.

The graph above is published in the latest Property Prices Bulletin, available at gov.gg, and it suggests that a 2-bed flat currently costs just a fraction above £2k per month, while anyone renting a family sized house is paying over £3,000 per month.

The latest States’ data also shows rental prices are on average 34.2% higher than they were during the spring of 2021 when they were £1,593 per month.

We don’t have access to any ‘average prices’ before 2021 as the States only started recording rental data in January that year when monthly rent was around £1,498.

Property prices in Guernsey increased during and immediately after the covid pandemic, with average purchase prices now £608,000compared to £493,000 in 2020.

Rental prices likewise jumped during the pandemic – increasing 20% during the last three months of 2021 alone.

Slight decreases in average rental prices were recording during 2022, 2024, and spring this year, but prices remain steadfastly above what they were five years ago.

The current average rent price in Guernsey is 3.1% higher than this time last year as an example.

Emily Rowe, Associate in the Property Management Team at Savills, said the average rental price shows the market is “robust” but she warns that demand continues to outstrip supply, which is a known factor in keeping prices high.

“While average rents have eased slightly compared with the previous quarter, Guernsey’s rental market remains robust – with average rental values still more than 3% higher than the same period last year,” she explained.

“The first half of 2026 has seen strong momentum, with just shy of 20% more properties let compared with the first six months of 2025.

“However, there remains a fundamental lack of stock and demand continues to outstrip supply across both the Local and Open Markets, particularly for well-presented family homes and centrally located apartments.”
