Two four-bedroom family homes could be built on College Hill, if a planning application is approved.
The application, submitted by SAM Developments (Jersey) Ltd, proposes excavating part of the sloping site to create a pair of semi-detached houses with parking, landscaping and retaining walls.
According to the application form, the development would take place on the deserted piece of sloped land behind Royal Bank Court.
Socrates Architects said the scheme was designed as a “more practical and lower-impact response” than earlier apartment-led proposals already approved for the site.
The land already has a significant planning history. Permission was granted last year for the development of five apartments after an appeal process, while an earlier residential consent from 2020 also remains active.
The most recent application argues that the revised scheme would reduce the amount of excavation and engineering work needed on the hillside site.
“The proposal therefore delivers a lower-impact, more buildable and policy-compliant form of residential development on a site where the principle of housing is already accepted,” according to a planning statement.
Under the plans, each property would provide around 212 square metres of accommodation spread across three floors, with private gardens of more than 160 square metres.
A total of four parking spaces are proposed, with electric vehicle charging points included.
The design adopts what architects describe as a “restrained neo-Georgian approach”, using materials including white render, natural slate roofing and black aluminium detailing.
