Growth in overall housing market activity is among the key findings documented by the latest House Price Index, which also showed that all property types cost more on average in comparison to the previous quarter.

Released today by Statistics Jersey, the report covering Q2 2026 highlighted that the turnover of properties was 24% higher than in the same period in 2025 and 32% higher than in the first three months of this year.
An annual comparison marked the overall average cost of a home as 5% higher than in Q2 last year, and prices had also risen on a quarterly basis for each property type.
Overall housing market activity, on a rolling four-quarter basis, was 7% higher than the previous quarter and 23% higher than a year earlier.
Advertised private sector rental prices, also analysed on a rolling four-quarter basis, were marked as 1% lower than in Q1 2026.
Express looked at how average house prices across April, May and June compared to the previous quarter, broken down by home type…
One-bedroom flat
£326,000 ↑ (Up from £310,000)
Two-bedroom flat
£580,000 ↑ (Up from £506,000)
Two-bedroom house
£601,000 ↑ (Up from £471,000)
(Statistics Jersey noted there was a low turnover for this property type in Q2 2026, which meant that the average “was more sensitive to values at either end of the distribution”.)
