As a result of the listing, the applicant also had to provide a Heritage Impact Assessment as part of the application, which has been graded as ‘major’.
It described the existing structure as one which “offers little architectural merit” and “looks weathered and dated”.

The applicants argue that “this is a significant improvement to the historic and listed Albert Pier”.

“The proposed canopies are removeable and we feel will not have an effect on the site and will in turn improve the al fresco area of the café.
“We feel proposed works result in no loss of historic fabric and also no impact to the historical character of Albert Pier.”
