Plans have been submitted for more than 20 affordable homes in a St Ouen field earmarked for housing in the last two Island Plans.
Applicants Ben Cairney of Ashbe Construction and Melrose Homes Ltd have applied to build 23 homes, which will be a mix of two-, three- and four-bedroom units in Field 0785, which is to the east of Rue des Cosnets, the road connecting Route des Millais with Les Landes Primary School and St George’s Church.
The 3.5 vergée-field contains redundant and dilapidated glasshouses and was first rezoned for affordable homes – which must be allocated though the Government’s Affordable Housing Gateway – in the 2011 Island Plan, and this was reaffirmed in the 2022 Bridging Island Plan.

The subsequent design brief for the site identified a potential yield of 18-29 homes. The recently submitted plans propose two two-bedroom, 13 three-bedroom, and eight four-bedroom homes, with parking, bin stores, gardens and public spaces.
Setting out the plans, MAC Architecture writes: “The architectural style proposed uses a rural farm layout with materials that reflect the agricultural setting of the site.
“The layout maximises public open space and respects the neighbouring properties through careful building placement and enhanced landscape features.
“The proposals include landscape and ecological enhancements and will provide high quality housing for first-time buyers and for renters.
“Planning Obligation Agreement contributions proposed also look to provide new play facilities to the nearby school, artwork and pedestrian connectivity improvements.”
The application includes demolishing the glasshouses and creating a new vehicle access on to Rue des Cosnets.
