A second-floor office within a block along Library Place will become a mixed martial arts and pilates studio, if a planning application is approved.

Applicant Nadim Virani has asked to alter the use of a unit within the development.

A statement setting out the proposal explains: “Planning permission is sought for the change of use of the existing office unit to an indoor mixed martial arts and Pilates studio.

“The proposal does not involve any physical extension, external works, plant installation or operational changes outside the building. The use will operate wholly from within the existing unit.”

It is proposed that the 144m² studio will operate Monday to Friday from 6am to 8.30pm, Saturdays from 7am to 4pm, and Sundays and Bank Holidays from 10am to 12pm.

The statement from Socrates Architects outlining the application, which is deemed ‘major’, continues: “The proposal is a modest re-use of an existing town centre commercial unit for another active indoor commercial use. It does not involve new building works and does not change the external appearance of the property.

“The site’s location in central St Helier is the key point. The Island Plan’s strategic framework directs development to sustainable locations, particularly the built-up area and town, where access to services and non-car travel choices is greatest.”

It adds: “This is exactly the sort of use that is well suited to town: an indoor activity-based use, serving customers in a highly accessible location, making use of existing floorspace.”
