A ‘Grand Design’ home in Grève de Lecq has been given permission to add a swimming pool, hot tub, home gym, cinema room and extra accommodation to plans.

Initial plans to demolish the Seaside Café and remove its large car park to build a luxury four-bedroom house and 100-cover café were approved by the Planning Committee in January and formal permission was given in March.

Those plans, submitted last July, reduced the combined floorspace from 985 m2 to 592 m2, representing a 40% reduction in overall floorspace.

A month later, plans were submitted to increase the floor area by 96 m2, representing a 21% increase in the floor area across the entire site, taking into account the new café.

In recommending approval, the planning officer states: “The approved plans include a reinstatement of a dune landscape across much of the site; this is built up to, and will directly abut, the new dwelling at first floor level.

“The proposed new extension will effectively sit beneath the dune landscape, and will have no additional landscape impact over and above that of the approved scheme.

“The Bridging Island Plan allows for the extension of dwellings in countryside and coastal areas, with the key test being that the special landscape or seascape character of the area should be protected.

“In this instance, the department is satisfied that that aim is achieved, and that the proposed development will not cause any landscape harm.”

Objectors to the extension included the National Trust, which called for the additional application to be considered by the Planning Committee.

The unbuilt property is currently on the market. Offers over £5m are invited for the site with approved drawings or offers of over £11m for the completed development project.
